The house, founded by the Romans, was completely modified in the late '700 to become the residence of the Menicucci family, which was the landowner of this area on behalf of the Papal State. In the late '800 and beginning of ' 900, it was gradually abandoned and it became the home for some local farmers.
The actual owners purchased it in the 70s, and they completely restored the estate, maintaining the taste and characteristics of the past: stone walls, handmade brick loggia, perfectly preserved Roman well and stucco decorations on the turret. The tiled swimming pool, built in 2007, makes the house ideal for the warm and sunny summers that characterize these areas.
Surrounded on three sides by land, it is a place of extreme relax and serenity, despite being just a few kilometers far from many places to visit like Assisi, Greccio, Perugia, the Marmore falls, Narni, Todi, Gubbio and Rome, which is 1 hour and 15 minutes far by car or 55 minutes far by train from Poggio Mirteto rail station.
The house is divided into two apartments: the rent one, on two floors, has two bedrooms on the second floor (in the turret) and a third bedroom on the first floor where there are also the bathroom, the room hallway, the kitchen and the living room. The bathroom, visible in the photo, will be completely renovated this spring with the replacement of the tank for the shower. The fireplace, on the living room, is normally used in winter. Separate access and private parking within the estate are available.
In the external, there is a garden with a fountain, a second garden with barbecue and table for 8 persons and, of course, the pool 10x4, depth 1.45 to 1.70. The pool maintenance is on responsibility of the two owners who live in the second half of the house and will be available in case of need or advice on places to visit or restaurants to try.
The estate also produces extra virgin olive oil and seasonal fruits.

La casa, di fondazione romana, è stata completamente modificata sul finire del '700 come casale della famiglia Menicucci, che in queste zona era latifondiera per conto dello stato Pontificio. Sul finire dell'800 ed inizio '900 fu progressivamente abbandonata e divenne abitazione per i contadini locali. Acquistata dagli attuali proprietari negli anni '70, è stata completamente ristrutturata mantenendo il gusto e le caratteristiche di un tempo: facciate in pietra, loggetta in mattoni realizzati a mano, pozzo romano perfettamente conservato e decori a stucco sulla torretta. La piscina in mattonelle realizzata nel 2007 l'ha resa poi ideale per le estati calde e soleggiate che contraddistinguono queste zone.
Circondata su 3 lati da terreni di proprietà è un posto che offre estremo relax e serenità, pur trovandosi a pochi km da moltissime località da visitare: Assisi, Greccio, Perugia, le Cascate delle Marmore, Narni, Todi, Orvieto, Gubbio e Roma, che dista 1 ora e 15 minuti di macchina oppure 55 minuti di treno da Poggio Mirteto.
La residenza è divisa in due appartamenti: la parte in affitto, disposta su due piani, presenta due camere da letto al secondo piano (nella torretta) e una terza camera da letto al primo piano dove si trovano il bagno, la sala di disimpegno, la cucina e il salone. Il bagno visibile in foto verrà completamente ristrutturato in primavera con la sostituzione della vasca a favore della doccia. Il camino, presente nel salone, viene normalmente utilizzato nel periodo invernale. L'abitazione gode di accesso indipendente e posto auto all'interno della tenuta.
In esterno è presente un giardino con fontana, un secondo giardino attrezzato con barbecue e tavolo per 8 persone e ovviamente la piscina 10x4, profondità 1,45-1,70. La manutenzione della piscina è a carico dei due proprietari che vivono invece nella seconda metà della residenza e saranno a disposizione in caso di necessità o consigli su località da visitare o ristoranti da provare.
La tenuta produce inoltre olio extravergine di oliva e frutta di stagione.
